1. Buyer's Home Inspections
In today’s world, it is almost inconceivable that anyone would
purchase a house without having a home inspection performed. Without
question, a home inspection is the best investment and safeguard you can
make in the purchasing process.
2. Pre-Listing Home Inspections
No one likes surprises when selling a home. A Pre-Listing home
inspection will permit you to see your home through the eyes of an
impartial third-party. The Pre-Listing home inspection provides you with
the opportunity to make cost-effective repairs to your home before they
become negotiating stumbling blocks. The inspection permits you time to
perform any necessary repairs yourself, if qualified, or to hire
qualified, reasonably priced contractors to perform the necessary
repairs if you are unable to perform the repairs yourself.
The Pre-Listing home inspection may add professional supporting
documentation to your disclosure statement, and it may encourage the
buyer to waive the inspection contingency.
3. SeniorCheks
With more and more families being separated by distance
and living away from elderly parents many do not realize the condition
of their parents home and living conditions. Many people have no idea
what potential hazards they have in their home that can effect seniors
differently because of physical or health limitations. Homes that
were once safe change over time, Dad may have added a taped down
extension cord or an unsafe heater. Lights are out or damaged and
can't be changed. Maybe the contractor that came out to check the
A/C or furnace did not notice the crumbling chimney that blocked the
flue. Is it time to check the overall safety of their home?
4. Maintenance Inspections
Most people who are satisfied to stay in their current house can
benefit from a home inspection. During the inspection, I will go through
your entire house and let you know its present condition; I will
identify any possible undetected problems. Many of these issues are
minor problems that can be fixed before they turn into major problems. I
will advise you on important maintenance and care items that will help
you maintain your home for many years to come.
5. Builders Warranty Inspection
Many new construction homes have a one-year builder’s warranty. I
will professionally inspect the house prior to the expiration of the
warranty; I will inspect for cracks and shifting, and I will provide
information regarding what is and is not normal.
6. New Build Inspections
Building a new home can be an exciting yet confusing time. At your
request, I will periodically visit your building site and inspect the
important phases of your new home construction. My new build inspection
will include a thorough home inspection prior to or during the final
walk-through of your newly built home.
7. Relocation Inspections
At times, many people may have to deal with a job transfer or
relocation; they find themselves living in a new, unfamiliar area. As a
professional home inspector, I will provide you with a thorough,
comprehensive report on your new home. I will alert you to any
unforeseen problems, and I will gladly answer any and all of your
questions with respect to your home inspection as you relocate to
Western New York.
